Update from Gentoo June 2017

The following has been received from Gentoo today.- 22/6/2017

Following on from the meeting we had in March and your expression to be kept up to date with the progress we make at Cottier Grange, I wanted to update you on some key pieces of information.

A lot has changed on site at Cottier Grange in the last few months. We’re starting to see the site develop from a dilapidating former hospital site into busy and vibrant construction site of new homes. This is a really exciting time for everyone involved in the project.

 

Demolition programme

Works commenced on site in June 2016 to start the process of redeveloping the area. We are pleased to say that we are now nearing completion of the demolition works to the non-Listed buildings and structures. We look forward to seeing how the site continues to develop over the coming months.

 

Off-site Drainage Works

As part of the Cottier Grange development, a great deal of new and complex infrastructure is required to service the new homes. One of the initial aspects of this work is to create a new surface water drainage system which discharges to the east of the site, into the Stanley Burn. The off-site elements of these drainage works have been taking place in the Stanley Burn woodland and are progressing well, with completion expected by the end of this month.

 

As a result of these works and as we have previously explained to you, we will be making improvements to the steps on the public right of way from Cottier Grange in to the Stanley Burn woodland. We have worked closely with Northumberland County Council to ensure these works will be completed to their satisfaction. This process has also allowed us to provide access for Northumberland County Council to complete essential maintenance works to paths alongside the Stanley Burn. We have also committed to provide materials required for these works which will provide safer and more robust paths for recreational users in the near future.

 

Public Right of Way closure

The infrastructure works are now well underway and continuing at pace. Following on from our off-site drainage works, we have some essential deep drainage works to commence which will run alongside the PROW within our first phase of development. In order to maintain public safety during these works we will unfortunately have to extend the closure of the public footpath until 20th October 2017.

 

I am really sorry about this and please accept our apologies for any inconvenience this will cause. However, we cannot compromise the safety and well-being of the public whilst working so close to this footpath. We will be erecting new signage to ensure this message is communicated at the points of closure.

 

Site access road

Works to re-construct the single access road in to Cottier Grange are now well underway. At the end of June work will start to bring new mains services into this road from the B6395. Some of these works will require traffic management to be put in place on the B6395 which will unfortunately cause some disruption to traffic flows in and out of Prudhoe. We apologise for any inconvenience this will cause, however, our utilities contractor has been made aware of the need to minimise disruption during this period.

 

Temporary Sales Centre and Website launch

We have kindly been given the opportunity to open a temporary sales centre in the car park of The Falcon. The sales centre was opened to the public on the 27th May and we’ve been overwhelmed by the interest shown so far, which has led to a number of plot reservations. This will be our home until our permanent sales centre is fully functional within the Cottier Grange site in the Autumn.

Site Security issues

Unfortunately we are continuing to experience vandalism of the security fencing which surrounds the site. There have been daily breaches of this fencing since it was first erected. We’d like to reassure you that we are repairing the fencing and that vandalism is being reported to the Police. We would like to re-emphasise that this fencing is in place to maintain public safety which is of critical importance to us. We would be grateful for any help you can provide in raising awareness of this issue so we can maintain a safe construction site.
